When it comes to most expensive residential localities in Delhi-NCR, South Delhi has always been at top. Localities in Gurgaon and Noida are the recent additions to the list. Ever developing infrastructure and state-of-art amenities on offer such as pool, club house and green area are some of the factors that have paved the growth chart of these localities. DELHI
Like every year, this year too properties in Greater Kailash took the prize for being the most expensive ones. Residential apartments in the area are priced around Rs 21,800 per sq ft. Saket clocked an average price rise of four per cent taking cost of a 3bhk residential apartment to around Rs 16400 per sq ft.
GURGAON
With increasing demand from workforce in Gurgaon, the property prices are going north. Sector 42 in the sub-city tops the list of the most dearly priced location here. The sector witnessed prices of residential properties jumping from an average of Rs 21,550 per sq ft in Oct-Dec 2014 to an average of Rs 23,450 per sq ft in Jan-Mar 2015, translating into a growth of nine per cent in a quarter. After Sector 42, most of the expensive localities of Gurgaon ranged in the bracket of Rs 14500 per square feet. Sector 42 is followed by realty hotspots like MG Road, Sector 30, Golf Course Extension and DLF City Phase II.
NOIDA
Noida comes as the second most expensive suburb for the National Capital Region (NCR). Sector 44 witnessed a growth of five per cent in a quarter with residential apartments in the area priced around Rs 10,700 per sq ft. By the virtue of their location, sectors on Noida-Greater Noida Expressway also come in the list of the most expensive locales in Noida. Prices of residential apartments here hover around Rs 6500-8500 per sq ft.
FARIDABAD
Faridabad is known for its affordability and upcoming connectivity via the Badarpur-Faridabad metro line and Faridabad-Noida-Ghaziabad Expressway (FNG). These stimulators have given impetus to the town’s realty market. Charmwood village comes across as the most highly priced locale with residential apartments available at Rs 9000 per sq ft.
GHAZIABAD
Growth factors including the presence of metro till Vaishali and the proposed extension of Dilshad Garden metro till New Bus Stand in Ghaziabad and the overhauling of National Highway 24 have propelled new lease of life in Ghaziabad’s realty scenario. In the last few years, property prices here have almost doubled, particularly for trans-Hindon localities like Kaushambi, Vaishali, Vasundhara and Indirapuram. As per 99acres.com price trends, Vaishali is the most expensive locality in Ghaziabad at an average price of Rs 6750 per sq ft.
